Fredericksburg Home Sales from the Trenches

 

Local Fredericksburg realtor, Tom Smith, witnessed Fredericksburg home sale activity picking up in the area. With the inventory down and demand picking up, we should be in for a warmer market this spring.

 

Several months ago listings were everywhere. Some homes were not even toured. Now, every home Tom Smith tours with his clients in the Fredericksburg area has either had a recent visit, the agent or agents were on site showing when he arrived, or they were arriving while he left.

 

Multiple offers and contracts are coming back again. The interested buyer is strongly urged to purchase to be aggressive when purchasing a home. Tom’s definition of an aggressive buyer is one that will tour a listing within hours of its first posting, is willing to write a contract immediately, and has all their financial pre-qualification documents in order. They will also have their earnest money deposit funds in place. Like the old adage says, “the early bird will catch the worm.”

 

Other news on the horizon predicts that we will see about double the foreclosures released across the country than that of last year. The timing of this release is critical. A staggered flow of foreclosure release properties throughout the year is expected. That will not make for an ideal sellers market. Sellers are encouraged to list now while supply is down. A comparative market analysis will give a seller more insight into the possibility of a successful sale. A realtor can perform a comparative market analysis.
